Buying A Home (Part 2)

So today we had our inspection on the house and there are just some little things here and there that we are going to want to do right away when we move in. The railing on the stairs needs to have more slats in there, or to be filled in so a child’s head doesn’t get stuck. Also one side of the stairs where it goes up to the second floor has no railing, so a child could fall down the stairs there. Its really funny the first time we saw the place we were thinking the rooms looked really small. Then we measured the rooms in the townhouse and there was only a foot difference in these rooms and some were just longer instead of more square like. My office over there looked a little bigger today, but the second time I looked it looked smaller. I love that we got a real good look at this place last week and today and I have so many ideas running thru my head, but most of all I just can’t wait til we can begin moving in. Then we can take our time unpacking when we get in there. J is so not used to having a backyard. Every butterfly and bird chirp scared him. I can’t wait to get him outside to play more. Next is the appraisal process…then from there, I’ll let ya know. Currently at the townhouse we are having to paint some rooms back white. Its a bummer, we were sure the owner would like the paint colors, but apparently not. At least we don’t have to paint all of them. My beautiful blue and honey yellow walls with “Sweet Dreams Written above Baby B’s crib is gone, but I have soo many ideas of what to do with the boys rooms in our new house. 🙂 Its been hard work ripping up the wall borders in the baby’s room and the living room, but soon we’ll just be focusing on packing and that’s the easy part compared to this.

We are starting to stress. We haven’t heard anything back yet on how the appraisal has gone and not hearing anything is making us think the worst possible thoughts. That maybe we won’t be approved for our FHA loan. Hearing something soon would be great for both Hunky Hubs and I mentally. J myster keeps asking us when we can go to the new house and when he can have his backyard. 🙁 We are not good at waiting…I know its part of the process but its driving both of us crazy.

We finally got word yesterday about the appraisal and we are pleasantly surprised that the house appraised for $13,000 over what are loan is for! This is amazing! Now on to the next steps! We will be in underwriting soon, and then hopefully closing right around the corner!

Locking in our 3.75 interest rate today! YAY!! Thats an amazing rate for an FHA Loan!

We got word from the title company and now it looks like we will go into underwriting on Monday! Its getting so close!

Our Loan was approved!! Now our broker is requesting the loan docs written up and then our realtor gets to request them so we can finally set a close date..which hopefully will be very soon!!! Its like someone is dangling the keys in front of our noses and we just have to sign til our hands cramp for two hours and then, we get keys.
EEK!!! Yesterday I went to home depot and requested paint samples for the rooms we want to paint first. 🙂

After several emails back and forth from our Broker to the title people, we have been told by our Realtor to go ahead and transfer utilities to our new home in our name!! OMG!! I am getting so excited! So much stuff still to pack up. Do. But I don’t care. We are so close to having keys!! You could have a look at remortgaging deals and get a brand new house just like us!!

Today is the day we signed our lives away. A notary came over and we signed our papers. Took like 20 minutes. I really thought it was a two hour process from everything I had been hearing about how long it takes. It was a ,breeze. Now we just wait for the keys! We are that close!! Wednesday we should get our keys!!

We got the keys today!! Oh My Lord! It is so surreal. The kids and I met our realtor at the house and she handed me the keys to unlock the door and there I was standing in my own house. With me I brought the vaccum cleaner, steam cleaner and a cleaning caddy full of stuff along with baby gates to keep J out of rooms and when I got inside I did my best to clean as fast as I could but the kids just wouldn’t let me get anywhere. I got two rooms vaccumed and steam cleaned though! Wow! I can’t believe we are finally home owners! It took so long!

Well today I woke up bright and early to get as much as I could done and couldn’t get as far as I would have liked. It was a frustrating day trying to get the place cleaned with a baby who wanted to nurse the whole time and J who was so hyper I couldn’t concentrate. I had hoped my Mother in Law would have offered a few hours of her time to come and just hold Braidy or hang out with J for a little while, but no. I broke the faucet when I was hosing off some of the blinds in the dinning room.

I can’t be the only one who has done this. But I knew that I could find the best pull down kitchen faucet to replace my broken one, so I wasn’t too upset about it all. I fought with the faucet for about 20 minutes before I gave up and called Huny Hubs. It appears its broke and will not turn off.

I am so grateful for my pal Tiffany who had the day off! She came with breakfast burritos and coffee and we hit the road early with the kids! I was able to steam clean the first floor in about an hour and a half with her help watching the kids! That was the bright side. The dark side is we had to drop nearly six hundred dollars on a plumber to cut a large whole in my living room wall to fix the faucet in the back yard. I cried a little, but Hunky Hubs said it was better to have this issue now than later when we didn’t have the money to fix it. Tomorrow we move our stuff in!! 🙂

Its moving day! We had help from Richard, Dan, Cheri, Chris Bonnie and Randy and we couldn’t have done it all without them! I am so incredibly grateful for each and every one of them. Cheri bless her heart brought me a starbucks and donuts for everyone and we finished moving most of the stuff around 1:30 and celebrated with a little pizza, then in a complete surprise twist my favorite mentor and best Teacher I ever had came up to visit! Lanny and John stopped by to see our new house and it was like a dream having them there and just experiencing that new home owners feeling…it was so nice to see them!

Since our move in day we’ve had a couple of hold ups that have prevented us from doing some of the fixing up we would have liked to do, that included the plumbing issue, an electrical issue with our dryer and mold in the crawl space of our house, but all those issues have been remedied with a lot of hard work from a few great friends and of course my Hunky Hubs who spent an entire day cleaning the old place because it is being immediately rented out again.

A huge part of my blog from here on out will be renovation projects the hubs and I are taking on. Hunky Hubs has already taken out a closet to make our master bedroom bigger and we have a ton of plans in the works when time and money allow. I know Hunky Hubs has a ton of ideas for his man cave, I have a vision for my office and the boy’s play room and of course my huge dinning room and kitchen. I have gardening ideas for the backyard and just can’t wait to wake each morning and see what I can do with our new abode. 🙂
